Terms and Conditions

The agreement is made on the date specified at the time of completing the booking between Joen Seager (the owner) and the tenant (hirer). This agreement is solely for the purpose of the tenant's holiday and as such represents an assured tenancy within the meaning of the housing act 1988.

Financial Details

A 20% deposit is required at the time of booking. The remaining balance is due six weeks prior to the start of the occupancy. Should the cottage be booked less than eight weeks prior to the date of arrival the rental costs must be paid in full. Any damage to the property or it's contents must be replaced or paid for in full.

Holiday Insurance

Once booked the hirer is liable for the complete cottage rental costs. It is strongly recommended that the hirer take out suitable holiday insurance to cover costs incurred by unexpected holiday cancellation.
Should cancellation become necessary for whatever reason there will be no refund of rent unless the property is re-let for that period. Every effort will be made to re-let the property. If successful the rent will be refunded minus the deposit.

Booking Alterations

Any change in holiday dates will be subject to the agreement of the owner. If the owner has to cancel arrangements the owner will return to the hirer any monies paid, whereupon the owner's liability will cease.

Services

The cost of electricity and water are included in the cost of the holiday.

Safety

The owner takes safety very seriously and everything is done to ensure that the cottage is safe, however your stay at the cottage is entirely at the hirer's risk.
The owner can take no responsibility whatsoever for any accident or injury, however caused, during your stay.
No responsibilty can be accepted for loss or damage of property (including pets), vehicles or vehicle contents belonging to the hirer or any member of the party during their occupancy.

Pets

All pets are the hirer's sole responsibilty.

Smoking

No smoking is permitted inside the property.

Arrival and Departure

The cottage will be available from 3pm on the day of your arrival. The property must be vacated before 10am on the day of your departure. The cottage must be left in the same state in which it was found.

Number of Occupants.

The cottage is designed and equipped to accomodate a maximum of eight people plus a cot. This number must not be exceeded.

Variation to Description.

Every care has been taken to ensure the accuracy of details on the owner's literature, advertising, website, etc.. However, changes to the details may be necessary from time to time and the owner reserved the right to make any changes without notice. Where changes are fundamental to a booking notification will be made in writing by post or email.
